PAMF 49 Wells Medical Office Building Awarded LEED® Gold


The Palo Alto Medical Foundation’s newest Medical Office Building at 49 Wells Avenue is the latest addition to their campus in Palo Alto and has been awarded LEED® Gold certification as established by the U.S. Green Building Council. The 17,000 s.f., two-story clinic provides expanded space for Breast Health and Concierge Medical Services. This is the second LEED Gold Certified healthcare project achieved by HPS in recent months.

The LEED Gold certification was based on a number of green design and construction features that positively impact the patients, staff, and broader community. These features include:

Sustainable Site
-Increased development density makes the rest of the medical services on campus within walking distance, as well as numerous amenities in downtown Palo Alto.
-Adjacent public transportation makes the site easily accessible
-Bicycle commuting is supported by the project and campus infrastructure
-Planters are designed to reduce and filter stormwater runoff
-Roofing was selected to meet “cool roof” energy demand reduction criteria
-Exterior lighting optimizes energy savings and safety by utilizing night sky friendly strategies

Water Efficiency
-40% reduction in domestic water demand was made possible by the selection of dual flush toilets, low flow urinals, and sensor controlled faucets in lavatories
-62% reduction in potable water demand for the landscape was achieved by the use of native and/or adaptive plants and efficient irrigation system design.

Energy & Atmosphere
-The building meets the criteria to qualify as an Energy Star Building
-30.7% projected energy (26.3% energy cost) savings better than ASHRAE standards
-3 year maximum payback for upgrades to energy systems
-Fundamental and enhanced commissioning were performed to optimize the building performance
-35% of the projected power demand is covered by 100% renewable energy

Materials and Resources
-93.7% of the construction waste was diverted from landfill
-21.2% of the material is regionally sourced
-22.6% of the material is made of recycled content
-56.5% of the wood is Forest Stewardship Council (FSC) certified
-Mercury reduction was addressed by careful lamp selection and a coordinated purchasing plan

Indoor Environmental Quality
-Increased ventilation and monitoring, as well as thermal comfort design were incorporated
-IAQ management plans were in place for construction and occupancy
-Low emitting materials, including adhesives, sealants, paint, coatings, carpet systems, composite wood, agrifiber products, and furniture were specified.
